10,000+ Homes For Sale In Cincinnati MLS And They're ALL Our Listings....NOT!

As of 9 a.m. Monday August 18, 2014 there are over 10,000 single family homes, condos and farms NOT under contract in Cincinnati MLS.  That number doesn't even include the thousands more that are already under contract.  And when you search our website Warren County Ohio Real Estate you'll find ALL of those homes for sale.  And you may get the impression that because you're looking on our website, that they are OUR listings.  And for a handful of those listings you'd be right.

But for the vast majority, that's not the case.  If you look closely, you'll see the brokerage, listing agent and contact information for those listings that aren't ours.

This arrangement is what is known as IDX (Internet Data eXchange) and is a mutual sharing of homes for sale and an allowable display in accordance with agreements between brokers.  We pay a monthly fee to be allowed to provide you this free information about the homes for sale in Cincinnati MLS.  Cincinnati area patio homes

Now if you're thinking that calling the listing agent direct is the path to the best deal, there are reasons that may not be the best choice:

  • The listing agent's primary responsibility is to the SELLER.  That's who they have a signed contract with.  Their allegiance (aka as fiduciary responsibility) is to their client, not you.  Think of it like the real estate Miranda Rights, everything you say can and will be used against you!
  • The listing agent can't and won't let you know the home is tens of thousands of dollars overpriced. 
  • If you think you'll get "savings" from the seller not having to pay for a buyer's agent, you should know the listing agent and seller already signed a contract for how much would be paid if the buyer worked directly with the listing agent.  And you can bet it's not 1/2 of the full commission.  And it very well might not include ANY money off at all.  Listing agents know dual agency is much riskier from a liability standpoint, so they're not going to be inclined to take a pay cut while increasing their odds of legal trouble.
  • A listing agent is and should be focused on selling you ONLY that home they have listed.  They can't tell you that just around the corner is the PERFECT home for you.

So take this info into consideration.  The listings on our custom searches are almost always NOT ours, so we can protect your best interests.   And if it IS ours, we're going to make sure you understand that right up front so you can get an agent to represent ONLY you if you prefer.

When working with you as your buyer's agent, we'll learn your likes and dislikes, keep everything you tell us confidential, and find out everything you need to know about homes you want to buy.  And we'll make your home search more time efficient too, scheduling the homes you want to see and without you having to coordinate showings with many different listing agents and sellers.
