Times Change And So Does How We Market Your Home
Real estate is a changing business. When Liz & I bought our first home (and long before we ever thought we'd get into real estate), the Internet was a mostly a figment of the imagination. Homes for sale were hard copy in book and agents could give us a dot matrix style printout. Agents were the complete gatekeepers of all information and there were no syndicators spreading the homes for sale across the Internet.
Today we were taking advantage of a break in business and working on cleaning out our basement. On our real estate supply cart were stacks of flyer boxes. We USED to attach these to our signs filled with flyers, packed with pictures of our listings, the key information about the house, a descriptive write-up, and of course our contact information. And they did help with the marketing of our listings, at least to a point.
Flyers were a bit problematic because anyone walking down the street could empty your entire box, or a rain storm flip the spring lid up and the next thing you know all the ink had run down the pages into a pastel mishmash resembling a 4 year old's fingerpainting exercise.
With the current prevalence of the Internet and smartphones, we retired the flyers as a means of marketing a few years back. Admittedly, not EVERY person has a smartphone or tablet as they're driving around, but for that small selection of buyers that don't, our phone number is on the sign and a direct call to us (or their agent if they have one) and all questions can be answered.
Basically, the landscape of marketing a home for sale shifted. Pixels and bits, spreading the word across the Internet because the studies have made it pretty clear, THAT is where the buyers are starting their searches.
For our sellers, we're going to provide you solid pictures and marketing that goes out fully across the Internet. Your home for sale will be found and from there it's a matter of whether or not your home at its price matches the buyer's needs.
