Wanna kiss?  Want A Foreclosure? Be Prepared To Kiss A Lot Of Frogs!

Despite the fact that there aren't an abundance of foreclosed homes in our area, I manage to show a fair number of them to potential buyers.  There's appeal in the price, but often what comes with it??  LOTS of warts!!

If you're sensitive to strong smells or have allergies (especially to mold or "moldlike substances") then you'd better have your meds handy.  While some foreclosed homes have been spiffed up with fresh paint and carpet, many more are going to present the worst of the worst. 

Things that are not all that unusual to see when visiting foreclosed homes:

  • The earlier mentioned mold and similar substanced.  Big blotches on the walls and ceilings.  Fuzzy stuff on the wood and the ceiling beams, and that's just what we can SEE!!!  Who knows what lurks in the crawlspaces, inside the walls and the attics?
  • Water problems (which create the environment for those moldy things).  Flooded basements from drainage issues, failed sump pumps, broken windows or burst pipes (particularly if foreclosed during the winter and not winterized quickly enough).
  • Missing "stuff".  Appliances? That's where they USED to be!  The furnace exchange?  Some tweaker stole that for $10 of copper and their next fix.  The AC unit outside?  GONE, and those things are heavy enough that it probably wasn't a one man job.
  • Peeling paint and woodrot comes with the territory.  People that can't pay the mortgage also often lack the funds to keep up with maintenance items such as painting, fixing the sagging gutters and patching a leaking roof.
  • Flooring issues are common too.  Missing spots in the hardwood, stained carpets, frayed edges, etc. 
  • Pet smells?  Yep.  And fortunately rare, hordes of HUNGRY fleas because no one lives there any more.  Yeah, THAT house is still in my memory after 7 years.

Now all that said, if you're prepared for the worst, there ARE the occasional Prince Charming foreclosed houses out there.  Homes that DIDN'T get abused and are still in great shape.  They might not be as cheap as the beat up homes, but keep in mind your overall cost and they may be the better value despite costing more in the short term.
