This report is for single family homes only and NOT condos. We're covering zip code 45039 only, which also includes homes in parts of Landen and Deerfield Township, although at low levels. That also means any Hamilton Township homes in other zip codes are NOT covered in this report. The majority of 45039 is covered by Little Miami Schools, although portions are in Kings Local. Obviously zip code 45039 is NOT uniform so we're not always comparing apples to apples in this report. The 45039 zip code offers a diversity of living choices, with a focus on affordable housing. Much of the zip code is easily reached by taking the SR48, Western Row or Kings Mills exits off of I71. Depending on traffic you can be in the heart of Maineville within 5-10 minutes from the SR48 exit. Along the way you'll pass a Lowe's, Target, Kohls, Kroger and a collection of strip malls with a selection of dining choices.
With regards to housing choices, there are numerous developments, with the majority focused at the $200k price point with many starter type homes available well below that. If your preference is more space, the area also offers that option with either luxury home communities or more rural opportunities. Additionally, one of the area's few 55+ communities makes its home here.

So what can we determine from the latest statistics?
Mixed bag real estate report strikes again! The Maineville/Hamilton Township real estate market has enough good and bad news to satisfy the optimists AND the pessimists!!
Highest sales volume in the 2010-2013 time frame! YEAH!!!
Average and Median Prices....grumble, grumble.
Days on Market one of the best in the area!! YAHOOO!!
Pending sales down from last month. LOOKOUT, the sky is falling!!
Basically, it's a matter of perspective. There's some solid news in the report, but some other news not so great depending on whether you're a seller or a buyer! Distressed property sales are minimal impact right now, so that's pretty positive. Only 4 of 59, and only 12 of the 144 offered for sale are lender owned or short sale offerings. The sales volume is terrific. Many sellers that have felt trapped in their homes the last few years have reached the point that selling their home is financially viable, and the buyers are enjoying the selection. There are a LOT of subdivision tract homes being sold and offered for sale. Plenty of starter type homes in particular available in this market, although that one maximum sale at $815,000 is obviously no starter home!
Overall, we'd say the Maineville/Hamilton Township single family home market is actually doing well, especially considering the beating the area took during the Little Miami School District levy fight.
So what does this mean to you as a Maineville/Hamilton Township single family home owner? Our advice hasn't changed: A lot will depend on when you bought and how much you owe on your mortgage. Obviously, Maineville/Hamilton Township homes ARE selling, and selling quickly. The biggest variable is will the price offered you meet your needs? We can help you assess your personal circumstances to determine if now is indeed the right time for you to sell your home. Inventory continues to be fairly low so competition isn't enormous.
Buyers will still go low with their offers, so appropriate pricing is key. A strong marketing presence is still critical (and we can provide that for you). 59 closed and 64 under contract. The numbers tell you you've got competition. The homes are a value and you can save some serious dollars by lengthening your commute. Don't delay if you're interested in a specific home. Prime home properly priced sell faster than that 36 day number. When buying a home, a long period of "thinking about it" in a market like this can lead to losing your opportunity.
Maineville/Hamilton Township still continues to be a VERY affordable place to buy a home. A good portion of the housing is newer (less than 20 years old) and in subdivisions, most often pool communities. Additionally, new construction is available and having an influence, and PLEASE, for new construction, have us help you! The builder will NOT cut you a price break for showing up unrepresented, and using our services will NOT cost you extra.
Based on List/Sold price ratios, obviously there is a little room to negotiate on most homes, but don't assume offering really low is going to get the deal done.
