Avalon Farms is a community that could be missed if you're not careful. While it has all the features many Mason area home buyers would want, it has something that throws off many home searches: the address! While Avalon Farms is a Mason Schools and Mason city limits, its zip code is NOT 45040 but 45036, which is normally associated with Lebanon communities! Avalon Farms is located just off SR741 north of the Rt. 42 intersection, and don't let the map fool you, the connection to Bunnell Road is gated and locked shut, the entrance on SR741 is your only entrance!
Avalon Farms offers more room than the typical Mason community, with most of the homes on lots just under 1 acre. And if you're looking for a community with an extensive amenity package, Avalon Farms won't be the place for you. There are a couple of small man-made lakes, but no pool playground or fitness center, but with Lebanon YMCA (the world's largest) and the Mason Community Center both a short drive away for some serious recreational/exercise capabilities.

Avalon Farms is an established community, with construction starting in 1994 and completing in 2006, with the majority of the homes built 2003 or later. Several cul de sac streets branch off of Avalon Trail, and as we mentioned earlier, there is only one open entrance to Avalon Farms. With only 60 homes in Avalon Farms, you can expect minimal traffic, especially if your home is on one of the side streets or closer to the end of Avalon Trail.
Avalon Farms is like many Mason area communities with high demand. Avalon Farms homes typically beat the Mason days on market average, so don't expect them to be available for long. Cul de sac community, large spacious homes on 1 acre lots with Mason schools, these are all features that contribute to quick sales! If you are interested in Avalon Farms, we'd strongly recommend acting fast when new offerings come to market.
