More Happy Home Buyers In Mason Ohio!
We love helping people find the just right home!! And in some cases where you start off and where you end up might be FAR different than expected! When we were first contacted, the buyers to be thought that they could only rent and were months away from being able to qualify for a mortgage. They contacted us for help finding a lease/rent to own situation that would suit them in the Mason area.
And the first step in establishing our relationship was responding to them! Mrs. Buyer said she'd called a number of agents about possibly renting/leasing but silence was the only response until us!
And initially we did start looking for a rent/lease situation that would suit them, but they did take our advice to talk to our preferred mortgage professional. And guess what? Despite what their bank had told them, they COULD immediately qualify for a home loan!
Within hours we were scouring the MLS for possible matches and out looking for homes that evening! Initially we didn't find a good fit in their price range (Mason School district homes sell for a premium in our area!), but we did eventually find an older home that seemed promising and we were quickly under contract. However, the home inspection wasn't kind and shortly after the buyers exercised their right to end the contract.
Not long after, a Fannie Mae foreclosure home that was just right came back on the market after the previous deal fell through. And even better, the asking price was dropped when it came back on the market! We were out that day and quickly submitted a strong offer. It was Friday and we knew there was a high probability for competing offers. This three bedroom home with a finished basement, fenced backyard and on a cul de sac street, we KNEW would have demand. And with our experience in the Mason market we felt the home was underpriced (more on that later).
Sure enough, before the end of the weekend we received notification that the home was in multiple offers. Our buyers went above list price with their new offer (still knowing the home was a bargain) and a few days later got the word, OFFER ACCEPTED!
From there it was smooth sailing on this foreclosed property! Remember the assessment that the property was underpriced? The appraiser thought to too! The appraisal came in $10k OVER the contact price, and in our area appraisals rarely go for much more than contract price. Considering the home was priced under $170k, that extra $10k in value is a significant statement!
Our buyers are VERY happy to have closed on this home! Some kitchen remodeling and they're going to have a home they can be happy to call home for years to come! And if they ever decide to sell, they know their home has value already built in!
