 Give or take a few, 100 is about how many patio homes are for sale in the Cincinnati area.  We can add some more new construction to increase that number, and if you don't mind being attached, there are more ranch condos that just might fit the bill for a low maintenance lifestyle!

The one thing that is common for them is they'll reduce the demands on your time!    Beyond that, there is some variety on what is offered:

  • MOST include taking care of the winter snows
  • All mow your grass and take care of the leaves
  • MOST do some basic landscaping, and some are more extensive (mulching, fertilizing, etc.).
  • Some include taking care of the exterior of the home, but most don't.
  • HOA fees vary from about $75/month into $300+/month.
  • Amenities vary, some communities offer nothing extra, others have pools, tennis courts, golf courses, gyms, pretty much the entire spectrum!
  • Most are newer, although some are now in the 20+ years age range.
  • Bedrooms range from 2-4
  • MOST are ranch style, but some are two story and MAY even have the master on the 2nd floor
  • The majority of patio homes are OUTSIDE the I-275 loop, but not all.
  • Prices range from around $150,000 on the low side all the way up to a MILLION dollars (yes, you read that right!)(although a hat's right, we want the SAME thing as you!  You want to SELL your Cincinnati patio home and we want that TOO!

Anita, We've shown homes in ALMOST every patio home community in the Cincinnati/Dayton corridor at this point.  We've gotten adept at matching our buyers with the communities that fit their needs, and when patio home sellers are ready to go, we can provide extra marketing that other agents can't provide. 

And while not making any promises, we've got enough buyers waiting for the "just right" patio home to come on the market that we might even have a buyer just waiting for the sellers to call us.

We don't have patio homes here. Bummer. We sure could use them. You do an excellent job of providing the most accurate and up-to-date patio home information in Cincinnati.

Tammie, Give it time, I think it's a concept that will continue to spread.

Joe, And that 100 gets down to a small handful very quickly once we factor in a buyer's specific needs.  Sometimes we can match up with the perfect community, but there's nothing for sale (yet).  Fortunately most of our patio home buyers have a longer timeline than the typical buyer.

I am wanting to sell and move into a smaller home. Would like a new patio home two bedroom and one floor. Would like a smaller lot preferably nicely landscaped. Safe neighborhood and close to shopping etc. Do not want to have to fight traffic just to get out of my driveway.
