So what are the key takeaways from this month's numbers?
Seems like a mixed signal on prices doesn't it? A HUGE drop in average prices, yet median prices went up quite a bit? It's basically a mix issue this month, only 7 homes sold for more than $300,000, but of the rest only 1 sold below $100,000, so there was actually a high concentration in the high 200s, thus the median price. And the scarcity of luxury homes sold after that burst of Aberlin Springs sold last month took the average price down. Overall, there's nothing to worry about with the Lebanon Ohio real estate market. Prices are still great!
- Total sales for August was actually on the lower part of the range for an August when comparing to recent years.
- Time to sell actually decreased, as did the number of homes under contract.
- New construction sales accounted for 5 of the 43 sales and 20 of the 97 for sale.
- Time to sell on average is now at a month.
- Distressed properties continue to be a very small segment of the market. One of the 43 sales was a foreclosure, and of the 97 homes on market two are bank owned and none are a short sale.
So what does this mean to you as a Lebanon single family home owner?
No change from past months. If a buyer MUST buy, the relatively low inventory works to your advantage. That doesn't mean a home that is in poor condition or not priced right will still sell.
