12.7% Off Asking! What A Great Negotiator I Am!

gimme more!If you know me, you KNOW there's something wrong with that title!  While I may somewhat quietly assert that I know more overall about Cincinnati patio homes than any other agent in Greater Cincinnati because I can back it up with any Google search on the topic, I'm not in the business of bragging. 

So that statement about being a great negotiator because I got my buyer 12.7% off of asking price?

Am I just be sarcastic?

There MUST be more to the story, right?

And there is.

As an engineer I know if you want to bend numbers, you can tell pretty much any story.

Take a small enough sample and you can get some HUGE swings in data, and such is life as an agent.  In a market like ours I can (for some homes) comfortably advise my buyers to be willing to pay MORE than full list price IF they really want the home and STILL consider that a good deal.

Other times getting 1-3% off asking is also a good deal, and if you check the area stats, that's the typical discount off of asking price for MOST homes sold.

And there are times like today, where 12.7% off was achieved, but there were extinuating circumstances.  In this case, it's easier to get big swings when you're working with smaller numbers, and for our market, a standard residential lot can be purchased for a reasonable amount.

And today, the buyer and I knew what the seller had paid just a year ago for the same lot, and we knew the lot hadn't appreciated 22% in that short amount of time.  But the buyer had missed some lots over the last year or two and didn't want to lose this one.  So we knew about where the break even point would be for the sellers after all their expenses, and that's about where our offer finished.

We sent it over and in a few hours we had an accepted deal.  No changes, no counters, just a quickly executed purchase contract.

So would I call myself a great negotiator off this deal?  Nope.  Just an agent that understands the market, listens to his client and gave the buyer the best chance to get what he wanted without overpaying.

well you beat me.  I only got my clients 8.1% off on a deal on a lot today.  However, as chances would have it I'll probably spend my commission on them anyway.  And I did disclosure our relationship in the offer. LOL
