Buying A Home In The Dark

some flickers, but no real ideaThe condo went live in MLS at 4 p.m.

By 5 p.m. my autosearch had alerted me that I had what looked to be a perfect match for one of my buyers.

By 6 p.m. I'd chatted with my buyer and arranged to meet him at 7 to be one of the first (if not THE first?) buyer to get a look a this condo.

Only one little wrinkle.  Thanks to the time of year and Daylight Savings Time, it was pretty much dark by 5:30.

Darkness makes buying a home a bit more difficult.  Other than the pictures in MLS, it's tough to visualize the exterior of a home.  For that matter, it's hard enough to find the street numbers. 

And if a major selling point of a home is the views, well a pitch black night makes it a challenge to really fall in love with a home.  And while I'd love to have total faith in the pictures provided by the sleight of hand, I've seen too many "creative" listing photos over the year to blindly trust.  That lake view?  It might have been taken of the right lake, but not necessarily a view available from the home.  Some things you really need to see for yourself.

Now in this case, we'll go back for another look during daylight hours to confirm the views and how the condo appears in natural light. 

And our buyer isn't in the dark about how much we think the condo is overpriced.  Even in a short inventory market, it's hard to justify 10% over the highest sold unit, and at 25% less square footage.

We'll see how it goes in broad daylight :)

Scheduling evening showings is more of a challenge this time of year for working individuals. I agree that seeing the house in the light of day makes a big difference.

Yes, if we can't see a home before 4:30 PM, then it's a challenging showing.  Back in the day of a lot of short sales and foreclosures where the power was shut off, those homes were impossible to show in the evening.

B'Liz, do you think laces look better in the dark, at least the exterior?  The way I look at it, that's why God invented condo document review periods and inspection contingencies!
