Median Price:  $224,000 UP $9k 

Days on Market Average:  36 DOWN 21 (Median 27 days)

Homes Active 1/5/19  70 DOWN 16

Homes Pending 1/5/19: 34 DOWN 9

Sales/List %:  98.6%  UP 0.9%

Most Expensive Home Sold:  $427,189

Least Expensive Home Sold:  $82,500

 

So what are the key takeaways from this month's numbers? 

  • Best December in the last 9 years for completed sales.
  • Prices remained good.  The drop in average was almost equal to a rise the previous month.  The median price remained strong.
  • The average time to sell actually decreased, a bit unusual for this time of year.   
  • 7 homes sold for more than $300,000 and of those 7 only 2 were over $400,000.   
  • New construction sales accounted for 5 of the 38 sales and 22 of the 70 for sale.
  • Distressed properties were not involved this month.  None for sale and none sold.

So what does this mean to you as a Lebanon single family home owner? 

No major shifts in advice.  This is the slower time of year (normally).  If a buyer MUST buy, the relatively low inventory works to your advantage.  That doesn't mean a home that is in poor condition or not priced right will still sell.
