You Have The Information, What Are You Going To Do With It?

horse drinkingAs a real estate agent, much of my role focuses on providing information to my buyers and sellers in Greater Cincinnati.

Gathering data and understanding the market trends.

Assessing a neighborhood's history. 

Do homes sell fast or slow? 

What's in demand? 

Pros and cons of the area?

And once I have that information, putting it in context for my clients or solving problems to create options my clients might never have considered.

But I can only go so far as an agent.

I'm not the one making the actual decisions.

I can strongly advise and do my best to make sure they understand the risks and rewards.

"This is the price this neighborhood will support and here are the past sales and current market activity to prove it.".

"This home won't last long.  Homes in this community are moving in single digit days.  You saw the people looking before and after us?  You like it, you better offer on it NOW."

"This home is underpriced, $20k below any other sale in the last 2 years."

"The seller is willing to do a lease back after closing so you don't have to break your rental lease and you can STILL get the home you love if we get that offer written before someone else does."

Missed opportunities rarely offer a second chance.

I'm not trying to call our clients horses, but this is the real life "you can lead a horse to water, but you can't make him drink" proverb at work.

The information is there.

The decision is yours.

What's it going to be?

Love the analogy. I ften say Liz and Bill Spear that a new buyer needs to lose their dream home by delaying their decision to be ready to act quick when the next opportunity arises.

Knowledge and wisdom are thought to be the same thing way too often. It kind of shows a lack of wisdom but once you get it, It’s a beautiful thing.:)

Perfect analogy, Bill! Yes, I've seen the 'I'm going to sleep on it' lose the first dream home for clients but, they're solidly on-board the next go-round (MOST of them)!

This! is what I tell borrowers to look for - an agent who provides them with information to make a decision. I tell them if an agent is not forthcoming with information like this then get a new agent.

Hi Liz and Bill Spear , don't you just have a party when they listen to you the first time a round?   These kind of people ususually come up with the financial part themselves and in winning the bid they gain self confidence in making a large decsion and getting it right the first time!

Living where I do, it's hard to visualize a market where homes are under contract within single digit days. A whole different set of challenges for agents.

As an LO, I face much the same "challenge", Liz and Bill Spear ... I can offer the info, the opportunity to learn, ask them to respond, give my "2-Cents worth", try to impress upon them the need and urgency ... but that is all.  I can hope they will respond and respond positively in a timely manner.  And then the ball's in their court ...

Very true, and all we can do is give them the information so they can make an informed and confident decision. Some people are just not good at making decisions, they will procrastinate, ask you what you will do etc. But, they are the ones who have to live there.
