Should I Pay Full Price?

Is that home one you love?We've found a house you like, maybe even LOVE. 

Enough that you want to buy it.

And one of the key questions is "What should I offer?".

"Do I need to pay FULL price?" 

"Less?" 

"More?"

To help make that decision we've got facts:

  • Pricing for similar homes sold
  • Pricing for actively listed homes
  • Typical time to sell and how long this home has been on the market
  • And we probably have some clues about activity too.  How many agent business cards left on the counter?  Other buyers coming and going at the same time as our showing(s)?
  • And another fact to consider, do you have a Choice #2 and/or #3?

And that last piece of info may contribute to your decision.

If we've been looking for months and THIS home is the first that works for you?  And the other indicators are to expect competition from other buyers?  Then it's probably advisable to come with a very strong offer right out of the gate.  Give the seller a reason to accept your offer.

If on the other hand, you've got other choices you'd be just as happy to call home, we can gamble a bit more on how much discount to try for during negotiations. 

There's one big question to ask yourself:
"Will I regret not getting this home if I miss by just a few thousand dollars?"

I've seen it enough times, the regrets of a buyer that says "But I WOULD have paid MORE if I'd have just had a chance!".  You just never know when a seller may get another offer (or more) and decide to outright accept the buyer's offer that was strong from the start. 

It's my job to give you the pros and cons of your offer strategy, then you make the decision.  Choose wisely.

We just lost one. Wanted to bid $5k under. Lost out to a full price cash offer. Not sure we would have got it, our offseason financed, but at least we would have been in the running.

In our market with little inventory to choose from,  Chances are it will go full pirce.   Or Over as in one of my lastest deals.  We went over by 5000 in order to get the home. They were not willing to chance it as there were multiple offers.

My buyers lose to over listing price offers and no closing assistance needed and also waiving appraisals are brought in to the picture these days.  We put our best offer in and if it doesn't make the cut then we move on.

I have a friend that says he only pays full price if there’s no other option. But I totally agree with you overall.
