I enjoy watching movies, but I rarely go to the movie theater. To get me in the door the movie has to offer something I WANT to see on the big screen. It has to be something that I'm not willing to wait for it to show up on Netflix or HBO or some other service. For the most part, the average movie doesn't return a value for me: two tickets, some popcorn, a soda and we're pushing $40+ if we go to a stadium seating type theater. It's just typically not worth it to me.
But every now and again a movie does come along that I do want to see, and unless you've been living off the grid it's hard to miss the fact that Avengers Endgame has debuted.
And when I drove by the local movie theater an hour ago the parking lot was PACKED. I don't think I've ever seen as many cars in the lot as I did tonight.
Obviously, the movie strikes a chord and become a must see event for many people.
Now if you're in the business of buying or selling a home you'll find similar scenarios.
Some houses are just kind of meh....
For what they are, the home is priced beyond what the typical person sees as value. The home is the overpriced popcorn and soda that you just don't want to splurge on.
If you're a seller and you overshoot the market, buyers may still show up, and they may still make an offer. But chances are they're going to offer you a discount ticket price that you're not going to like.
On the other hand, some homes for sale are blockbuster movie quality. They're well priced, offering everything buyers are looking for. Done right, and there's a good chance of a nice bidding war. People are willing to splurge for the RIGHT home.
So if you're looking to sell your home, you need some of the same things a great movie needs:
Some direction on how to put things together
A good marketing plan
A product worth promoting
Put all that together and you may be the neighborhood blockbuster!
