April was good for Mason Ohio home sales. More homes sold than typical for the month, and prices were very good. Luxury home sales bounced back from March's lows. We're heading into the peak selling season, but perhaps we're just a bit more balanced than last year. Starter homes should still be in high demand due to their scarcity in the Mason market. What are the key takeaways this month?
- Total sales jumped over 50% from last month and when you compare to previous Aprils you'll see 2019 was a much better April than typical for quantity.
- The huge price jumps? They basically cancelled out huge price drops from the prior month. It comes back to mix, and while March was short on luxury sales ($500,000 or more) with only 5 sales, April tallied 13 and that included 2 over 1 million vs. none in March. Easy to see why the prices jumped, right?
- New construction accounted for 6 of the 66 home sales.
- Overall, the market is more balanced than it has been in some time. The number of homes offered for sale increased slightly, the number under contract increased, but the time to sell stayed about the same or increased slightly.
- Basically, buyers are absorbing new entires to the market and maintaining current demand.
New construction communities are staying busy with Kerrisdale, Roberts Park, Hudson Hills and Ambleside Meadows moving quickly. - Distressed properties (foreclosures and short sales) were nonexistent in Mason! None of the 66 homes sold were distressed, and none of the 204 not under contract are distressed.
So what does this mean to you as a Mason single family home owner?
The advice stays the same: It depends on your price point. The affordable homes will still move quickly. The more expensive homes are competing with new construction so you have to make the deal appealing enough for buyers to skip building new to order. There is an abundance of homes for sale priced $400k and up.
Keep in mind, buyers still aren't keen on homes that show their age or feature decor from 20+ years ago, so the more up to date and the more compelling your asking price, the more likely buyers will flock to your door.

So what does this mean to you as a potential Mason home buyer?
We're going to stay the same with our buyer advice. The best homes move quickly. Even with the increase in homes for sale, there are some segments of the market lacking choice. Of the homes on the market, some have notable problems (busy roads, etc.) that will make them unsuitable for most buyers. Move fast and bid strong or expect to lose out on the best homes. A weak offer may mean you're going to keep looking even longer. We highly recommend do NOT wait to write that offer or you may lose the chance to own that home.
