There's Luxury And Then THERE'S Luxury!

Mason Ohio doesn't lack for high end homes.  Locally RE/MAX defines luxury as any home $500,000 and up and the home becomes eligible for special designation and advertising.

At $500,000, a typical Mason community would include Carmelle:

Now obviously in some parts of the country $500,000 is just a "starter" home, but that's not the case here.  Depending on the type of home,  a Mason home at around $500,000 is most likely a semi-custom builder (Drees, Fischer, John Henry, M/I, etc.).  You'll have a wide variety of floor plans to choose from, but still limited in the changes you can make.  Most likely at around $500,000 you're looking at a 3000-4000 sq ft home,  4 to 5 bedrooms, most likely 2 story with a 3 car garage and a full basement (MAYBE even finished).  Appointments in the home will be nice (granite/quartz counters, kitchen cabinets with some ornamentation, etc.).

As you step up your budget, the options get more extensive, and eventually you can transition to full on custom builders.

The best Mason Ohio community to demonstrate what a luxury home can REALLY look like is Long Cove.  Long Cove is easily THE premier community in Mason and has been home to multiple Homearamas over the years.

As you drive into Long Cove the last phrase that will ever cross your mind is "cookie cutter".  Each home is unique, and there's some real flair in types.  Typical pricing is just below $1 million and peaks a bit above $2 million.

What does that get you?

Most lots are about .5 acres and the homes are big.  REALLY big.  Expect at least half again the square footage of the homes that sell for around $500,000.

And intricate.  Whereas a "basic" luxury home might have hardwood floors, or tile, or something other than builder quality carpeting, the homes of Long Cove are truly custom, and that means custom flooring.  Hardwood intertwined with tile.  LOTS of ornamental woodwork on the columns, ceilings that are anything but plain.  And the master suites?  You might be tempted to never leave!  But if you have to eat, the kitchens are generally amazing!

The exterior landscaping at Long Cove is also tiers above the $500,000 homes.

So what's not to like about homes in Long Cove?

Here's the downside.  If you're a seller, life's not easy (at least not currently).  You're going head to head with some of the best builders Cincinnati has to offer, and the number of buyers that CAN and will drop a million or more on a home is fairly limited.

And of course...taxes.  Property taxes are NOT on the low side, and the annual HOA fee is almost $3000/year.  And no...there's no golf course (but there is a HUGE clubhouse, pools and a waterway system that comes with canoes and kayaks for residents' use). 

Bottom line, Mason Ohio offers a full range of luxury homes.  Whether new or resale, there are opportunities and without the same frenzy as Mason homes in the lower price ranges.
