You Want To Keep It? Hide It!

When you're selling your home in Ohio you have the option of excluding certain items from being sold with the home, things a buyer would NORMALLY expect to convey.

Light fixtures, flowers and trees, bathroom mirrors and much more.  Those items are spelled out in Cincinnati Board of Realtors standard purchase contract.

Now you can state on the listing agreement with your agent that you don't want (fill in the blank) to be sold with the home.

It might be because the item is really valuable.  (that chef quality stove is NOT a standard sale item and you want to keep it for your next home)

It might be because there's a sentimental attachment to an item (your grandfather handcrafted it, it was a gift upon the birth of your first child, it's the door frame that has 10 years of kids' growth marks ticked off).

Whatever the reason, you can stipulate you're keeping it and replacing it with something of equivalent style and function.

And from there your agent will make a note in MLS for other agents to read that items X & Y are NOT included with the sale.

Seems simple enough, right?

But it can get squirrelly because once a buyer sees item X, there's nothing that keeps them from WANTING item X, EVEN THOUGH THEY KNOW IT'S NOT PART OF THE SALE.

I have a friend that lost a sale over deck furniture, and item that would NORMALLY not transfer with the sale.  It's not a deal I was directly involved in, but it was obvious there became an ego contest between buyer and seller and who was going to "win".

So the safest bet?  Remove and replace anything you value BEFORE the home is even shown to buyers.  Remove the light fixture and install another.  Take down the door jamb, replace it and paint it.

It's the absolute safest path to making sure what you value doesn't become a deal breaker later. A buyer can't want what they never saw.

Hello Liz and Bill - once a buyer "sees" it, it's difficult to replace that image. All sorts of trouble can ensue as you mentioned. Make those modifications prior to showing your home for sale. And please read your purchase agreement to make sure you really understand what is being sold/conveyed.

Hi Bill- oh so true. We had a friend who many years ago almost lost the sale of their home because of their countertop microwave!  Another friend had issues when their buyer wanted the chandelier that had once hung in the old Rice Hotel here.

Had a furious buyer post-settlement about a piece of hanging art. Got an attorney involved demanding the stained glass on a hook be returned. of course, it didn't happen.

If you want something to stay write it in!
