For most homebuyers, it's critical to get the best possible price on their next home. That's part of the service I provide as their real estate agent. I'll analyze the current market and past sales. What SHOULD be the right price for the home they're considering. And if there's ANY chance that they'll need to sell the home in the near future, getting the lowest price is even more essential.
But sometimes, getting the lowest price is NOT what the buyer wants, and may not even be in their best interest (say whuuuuut???)
Sometimes, a particular home has to be THE one.
And that home gets the same pricing review from me.
And the buyers and I will have a frank discussion about that price.
The pros and cons of "overpaying" for that home.
Would waiting for another home to come on the market be a better play?
How critical is their timeline?
Put all that in the mixer and make an informed decision.
And then my job is to execute their desires.
GET THAT HOME.
And it may be perfectly okay to overpay.
The buyers don't plan to sell.
They've got cash so an appraisal doesn't matter.
They don't want to wait for the next opportunity because this one is JUST RIGHT.
So in this case, my role is no longer about getting my buyers a big savings, but instead giving them the smoothest possible path to holding the keys in their hands.
It's what's going to make them happiest, and happy clients are my goal.
